# Who Handles What During a Commercial Flooring Project?

Commercial flooring projects work better when responsibilities are named before the work begins. Distinguish who supplies access, who approves changes and who handles neighboring tasks instead of assuming the installer owns every part of the project.

## Name Roles Rather Than Job Titles Alone

Identify the owner contact, daily site contact, scope approver and any property manager or tenant representative who must participate. One person may fill several roles, but the responsibilities still need to be clear.

If the person arranging the project cannot authorize a change or grant access to part of the building, identify who can. This avoids a plan depending on an approval that the available contact is not able to give.

## Assign the Work Around the Floor

Discuss clearing movable items, handling other trades, arranging access and completing any work outside the flooring scope. Check the actual proposal rather than assuming these tasks are included because they are necessary to the finished room.

Use a short responsibility list with the task, responsible person and readiness condition. For example, a room may need to be cleared before the flooring work can begin. The list should show who confirms that it is ready, not simply say that someone will handle it.

## Agree on Change and Completion Decisions

Identify who reviews newly discovered conditions or a requested finish change. Keep that person in the communication path before additional work is assumed. The daily site contact and financial approver may be different people.

Likewise, clarify who attends the final walkthrough and receives the care and return-to-use instructions. Completion information should reach the people who will operate and maintain the space, not only the person who booked the project.

## Review Responsibilities Against the Scope

Where an agreement assigns responsibility, use that agreement and ask the relevant party to resolve uncertainty. Keep the final list with the project information.

- Who grants access and confirms area readiness?
- Who handles clearing and other trades?
- Who approves scope or schedule changes?
- Who receives the walkthrough and care handoff?
