# Recoat, Remove or Start Over? Questions for a Floor Assessment

An existing coated floor needs an assessment before anyone decides whether another coating can be applied or the previous finish must be addressed differently. Start with its condition and history rather than assuming a fresh layer is the answer.

## Document the Existing Finish

Share what you know about the coating, when it was installed and any available product or care information. If the system is unknown, label it that way. Photos can introduce the conversation, but they do not reliably identify every old material.

Show the whole area and the places where the appearance or condition differs. Note lifting, wear or other changes you have observed, along with any recurring pattern. Keep the description factual rather than diagnosing why it happened.

## Ask What Must Be Evaluated

The assessment should connect the existing surface to the intended result. Ask which conditions affect the options and whether more information or access is needed before a recommendation can be made.

Do not treat recoating, removal and a different finish direction as interchangeable line items. Each may involve different preparation, expectations and boundaries. A useful discussion explains why an option is being considered for the actual floor.

## Compare Scope Instead of Shortcuts

Read what each proposed approach includes and excludes. Identify preparation, affected areas, transitions and the handling of uncertain conditions. Avoid assuming that the least visible work necessarily produces the right result.

If you are also changing the appearance or use of the space, include that change in the assessment. A request to refresh the look may become a different project when it includes new areas, a different finish or operating requirements.

## Leave the Decision With the Assessment

The practical next step is to provide the history and observations, then review a defined recommendation and its limits before approving work.

- Share known finish and repair records.
- Photograph both the whole area and affected sections.
- Describe future use and appearance goals.
- Compare preparation, boundaries and unresolved conditions.
